In preparation - Apartments BERG

A study of the project for the construction and sale of investment apartments, which may be part of the hotel complex. This is only a study and proposal for a possible future expansion of the accommodation capacity of HOTEL BERG. For this project, building permits or related matters are not currently secured. Below is the intended method of project implementation. When purchasing an apartment or at any time later, the acquirer may decide how to use the apartment, with the following basic options:

• The apartment will be partially used by the owner and can be rented out for the remaining time.
• The apartment can be considered as an investment acquired for rental income – the owner will not use the apartment and we will ensure regular rental income.
• In both variants, full management service of HOTEL BERG will be provided by agreement.

If the future owner chooses the first option, they will personally select the dates when they want to use the apartment for themselves. During their absence, the apartments will be managed and further rented out through the hotel management or operating company.

This company will take care of the presentation and rental of the apartment during the times when it is not being used. Renters will be offered the same quality of service as hotel guests.

In the second option, when the apartment is not used at all, the owner can maximize the profit from its rental, thus having the opportunity to achieve the highest possible income.

Why do we have high expectations regarding the future rental income of the apartments?

• We are within a 45-minute drive from Prague.
• Lake Mácha and the pier are within 100 meters from the area.
• Modernization of facilities and beaches by the town of Doksy, improving the level of services for visitors.
• The attendance of Czech resorts is constantly increasing, not only during the summer months.
• Lake Mácha suffers from a lack of high-quality accommodation of a higher category.
• Visitors are no longer accepting substandard accommodation at the level of the 1980s.

These are the main reasons why we believe that the rental income from the apartments in our project will exceed the income from a regular investment apartment or an apartment in another location, and will provide stable and secure income with minimal risk.
